Now is the best time to buy as the market has levelled out where pricing is more realistic, affordable and Value for money. There are good options available both in completed and incomplete Projects.
Would it be better to delay for a more appropriate time to secure an investment?
Our advice at this time is no, this is the best time to decide to buy as explained above.
Do we close the Investment with the Property Developer or its External Agent Representative for the purchase of Freehold Property?
All Commercial Transactions are directly effected and secured directly with the Property Developer via the assisting External Agent Representative, where the latter does not secure any funding, only facilitates the official documentation once the Client approves and ensures Closure on behalf of the Client. The External Agent Representative is also in a position to perhaps secure applicable Discounted Rates, specifically on 'Bulk Investments' i.e. Full Floors, Half Floors, Full Buildings etc... The Agent Consultant facilitates the process for its Client.

Are Mortgages available?
Even during this Global Recession United Arab Emirates Banks has tightened lending, but have displayed a more flexible positive approach in the past few months, affording Mortgage opportunities for specifically approved Projects. This list can be forwarded to you at anytime. Obviously all Bank Mortgages are subject to the Banks lending criteria.
Can you apply for a Mortgage before you've found a property?
Certain Banks are approving 'pre-approved Mortgages' where this Information is available upon request.
When should I start the Mortgage process?
Normally potential Investors know where they wish to secure a property Investment. Once this factor is clarified, then we would assist to inquire on the possibilities of proceeding with either the pre-approval Mortgage or a direct Mortgage. The dependant factor is the timing.
Where is it possible to secure a Mortgage?
A large host of UAE Banks are now offering Mortgages to Local and International Property Investors but once again, it is project dependant so this information can be provided to you, upon request.
What is the deposit ratio for a Mortgage?
The approving factor is dependant on the individuals Financial Status, Employment Status, Residence, Qualifying Mortgage amount and the ability to meet the Mortgage Payment. Official documentation must be submitted to the applying Bank prior to approval.
In addition to the Mortgage Costs, which other payments will I be responsible for?
Should you be purchasing a 'Resale Property', then you would be liable for Transfer Fees, Commission and Government Fees. Upon Occupation you would be liable for basic Utility Deposits and in instances of an Apartment or controlled Complex, Building Maintenance or Levies could be payable, this is dependant on the type of Investment secured.
How do Mortgages differ in Dubai from that Abroad?
The lending Principle and qualifying criteria varies from Bank to Bank but generally the Policies are the same. Mortgages in Dubai are offered on approved Projects only as these are subject to stringent qualifying criteria, in turn protecting Investors and the Banks.
How much can I borrow?
This is dependant on the Banks lending criteria and qualification upon presenting the required documentation and varies on the Banks approval status on each Project listed.
Are Developers offering Mortgages?
This varies from Project to Project. However during the Global Recession period most of these opportunities are no longer on offer.
What is a Transfer Fee?
This is an Administrative Fee levied by the Developer; this will need to be paid if you decide to Transfer your property to another Investor in 'Resale' instances or basically upon Handover of the initial Purchase, depending on the Developers Policy at the time of Project Launch.
Is a Residence Visa approved on Purchase of UAE Property?
This is always dependant on the current UAE Policy pertaining to Residence Visa allocation for Property Investors. Currently it varies from case to case upon application.
